Description 28,000m² speculative office development located over 8 floors and naturally-ventilated basement car park along Fenian Street. Designed target of BREEAM "excellent" rating B1 BER set at project planning stage, reducing energy consumption by 40%. HVAC systems included 4-pipe fan coil units using ice banks, heat-recovery mechanical ventilation and energy-efficient lighting. The building has been fully modelled prior to planning to ensure that the facade area, orientation and elemental specifications provide the optimum solution in terms of reducing solar gains and heat loss.
