The current project consists of 18000m2 of new office development. This includes an underground car park and sub-basement level plant rooms. The office area have been designed to be flexible with up to 2 tenant demise per floor. The building is targeting a LEED Platinum rating.
Axiseng were commissioned directly by the client for all aspects of the mechanical and electrical systems design prior to planning permission being granted in February 2015, for our proven track record in delivering commercial property projects.
The construction site is directly adjacent to an existing hotel and residential area therefore careful consideration must be taken to ensure that the impact of the site and height of building would not pose a problem to the surrounding neighbours. In addition, the design of most of the plant would be located in the basement to reduce any noise issues.
The limited height of the building meant that a dropped plant area at roof level had to be created to facilitate the heat rejection. This allowed for dry air coolers to be installed at this level without losing any floor area or exceeding the height limits. Upon completion of the project, the new development will provide 6 levels of office space to multiple prospective tenants.
