AXA Insurance is a French multinational insurance firm headquartered in the 8th arrondissement of Paris that engages in global insurance, investment management and other financial services.

The project was a refurbishment of 4,000m2 of existing commercial development within the city centre which comprises part listed building façade. This involved an office strip-out and fit-out over a phased development plan keeping the building live for the duration of the works. The building is mainly open plan office, with some cellurised meeting rooms, canteen, all-hands meeting areas and shower/toilet areas.

Axiseng was commissioned by the client to lead the mechanical and electrical services design of the refurbishment and upgrade their existing office building to a modern city centre development including creating collaborative working and break-out spaces.

There were certain IT requirements to allow for flexibility in work spaces and the relocation of the existing canteen to a more open/ accessible space and associated M&E services to suit.

One of the challenges on the project was, while working within the existing listed building façade, to ensure thermal comfort to occupants with the new HVAC system install.

Another challenge were some budget constraints. We reduced budget costs reusing existing main plant. Most of the main M&E plant items were also reused i.e. boilers, water tanks, main & sub distribution boards. Existing LED lights were reused in the open plan areas to assist with budget limitations.

Axiseng worked with the client and design team, as part of the phasing works to design the M&E for the phased fit-out and handover, to minimize disruption to occupants and eliminate any duplication of works.
