The Blackstone Group L.P. is an American multinational private equity, alternative asset management and financial services firm based in New York City. As the largest alternative investment firm in the world, Blackstone specializes in private equity, credit and hedge fund investment strategies. In Ireland, Blackstone/GSO Debt Funds Management is one of the largest providers of management and advice in the bundled leverage loans industry in Europe. Their Irish investments include the Blanchardstown Centre.

The project comprises of basement level carpark, tank rooms and plantrooms and six levels comprising of reception area, atrium (coffee dock, breakout space), open plan office space, toilet and stair cores.

Axiseng was commissioned by the client to lead the mechanical and electrical services design for the refurbishment of the existing building.

The project had a tight design and construction programme so a careful coordination with other design team members and contractors was key.

The building achieved a LEED Gold Rating.

There were various challenges facing us during the project. There were restriction on weight of plant and height on roof – this was dealt with by splitting the roof packaged plantrooms into four rooms. Floor to ceiling height were to be maintained in certain areas which proved very difficult to achieve, this was due to structural steels and slab-to-slab height not being consistent across floor plate. We found a solution by detailed co-ordination and routing of services. Finally, exposed services were required throughout all floors. Through detailed co-ordination, we obtain the aesthetical vision of the architect.
